Message	And your loan being a FHA loan has nothing to do with it. My guess on the catch is that he really means you won't have any out of pocket expenses as they will be rolled into the new loan. Re-fiing your house is usually a good idea if you can get your interest rate lowered by around 2% and if you plan on staying there for at least 5 years.
